Selling a hoarder house in Pickering, Ontario can feel overwhelming before you even think about listing it. The cleanup alone can take months and cost thousands. We remove that barrier entirely by buying hoarder homes exactly as they are, contents and all.

We have bought many heavily cluttered and hoarded homes across Ontario. We understand that these situations often involve family members or estate executors dealing with sensitive circumstances. We approach every transaction with discretion and respect.

You do not need to sort, donate, haul, or clean a single item. We take the property in whatever state it is in and handle all cleanup after closing at our own expense.

Will you judge us for the state of the property?

Never. We approach every property with professionalism and compassion. These situations are more common than people realize.

How do you determine the offer price for a hoarder home?

We assess the structural condition of the property beneath the clutter, estimate cleanup costs, and compare to comparable sales in Pickering.

What if there are items of value inside?

We encourage you to remove anything of personal or financial value before closing. After closing, the contents become ours and are handled at our discretion.

Can you close quickly?

Yes. Hoarder homes close on the same timeline as any other property. We can close in as little as 14 days once the offer is accepted.

Why Homeowners in Pickering Choose a Local Cash Buyer

Selling on the open market in Pickering can mean months of showings, repair requests, and financing that falls through at the last minute. A direct cash sale removes those variables. You get a firm number, a closing date that fits your timeline, and none of the carrying costs that pile up while a listing sits. For many Pickering homeowners the certainty is worth more than chasing a slightly higher list price that may never come.

We buy houses in Pickering in any condition, so there is no need to renovate, stage, or clean out the property before closing. Whether you are dealing with a relocation, an inherited home, deferred repairs, or a tight deadline, we build the sale around what you need. It costs nothing to get a no-obligation cash offer and see the numbers for yourself.
