A lot of Brampton houses do more than one job. There is the family upstairs, a tenant or relatives in the basement, maybe a second kitchen that was added years ago. That flexibility is useful while you live there, and it can raise awkward questions when it is time to sell.

Sell House Cash buys Brampton homes directly, as they are, for cash. If you have a basement unit that was never registered, a rental caught up in the new licensing rules, or co-owners who need out, we can make you a written offer and close on your timeline.

Brampton neighbourhoods we buy in

Downtown and the older south end

The original town grew up around Main Street and Queen Street, the crossroads once known as Buffy’s Corners. Brampton later marketed itself as the Flower Town of Canada and launched its Flower Festival in 1963. We buy on the older streets around downtown and in the post-war areas to the south, around Peel Village near where Brampton Mall opened on Main Street in 1960. Houses of that age can have dated wiring, original windows and basements that have taken on water at some point.

Bramalea

Bramalea was built as a planned satellite community starting in the 1960s, separate from the old town until the City of Brampton was formed in 1974. Its sections are easy to spot because each phase used street names starting with the next letter of the alphabet, from the A section through to the M, N and P sections south of Bovaird. The G and H sections are known for pioneering zero lot line houses.

Many Bramalea homes are now over fifty years old. Original windows, tired roofs and basements converted into separate units by one owner or another can all turn up. We are comfortable buying with any of that.

Heart Lake, Springdale and the north

Heart Lake, named for the conservation park that opened in 1957, started with the Villages of Heart Lake in the 1970s. Those first homes were largely detached and semi-detached starter houses with brick on the ground floor and siding above. A second wave in the late 1990s and early 2000s added larger brick and stone houses and townhouses.

Springdale was built as a master-planned community in the 1990s, with detached homes on 30 to 50 foot lots, semis, townhouses and multiplexes. Houses there are younger, but at roughly 25 to 35 years old, roofs, furnaces and air conditioners may be coming due, and some basements have been finished as rental units. We also buy in Fletcher’s Meadow, Sandalwood, Castlemore, Mount Pleasant, Credit Valley and the rest of the city.

How selling to us works

  1. Call or fill in the form. Let us know about the house, the number of units and who lives in each.
  2. Show us around once. We walk through every unit, giving any tenants the written notice they are owed.
  3. Review a firm cash offer. It comes in writing with no financing condition, and you can take as long as you need to decide.
  4. Close on your date. As little as a couple of weeks if title is clear, or later if you need it.

Situations that are common in Brampton

An additional residential unit that was never registered

Brampton allows up to three units on a property, such as the main house plus a basement unit and either a third attached unit or a garden suite. Every additional residential unit has to go through the City’s one-time registration to show it meets the Ontario Building Code and the Zoning By-law, including units that used to be treated as legal non-conforming. Renovators, plumbers and HVAC contractors working on these units also need a City of Brampton licence.

If your basement unit was built without a permit or never registered, a buyer who was counting on that income may back out once their lawyer or lender sees it. We can buy the house regardless and take on the cost and work of registration, removal or reconfiguration after we own it.

Rental licensing and the landlords it affects

Brampton’s residential rental licensing program started as a pilot in January 2024 in Wards 1, 3, 4, 5 and 7, applying to landlords renting four or fewer units. Council has since approved phased expansion, starting with Wards 2 and 8, then Wards 6, 9 and 10 in 2026. A licence requires showing the unit meets fire and safety standards, and basement units face extra requirements.

Some small landlords decide this is the moment to sell rather than bring a unit up to standard. We can buy with your tenants in place, and the licensing work becomes ours.

A tenant who has stopped paying

Since September 21, 2026, a tenant who receives an N4 notice for unpaid rent has 7 days to pay before a landlord can apply to the Landlord and Tenant Board, down from 14. You still need a Board order before anyone can be removed, and a hearing takes time.

Selling to us does not erase arrears owed to you, but it does let you stop carrying the property. We take over the tenancy as it stands. A licensed paralegal can advise you on whether to keep pursuing the arrears after closing.

Co-owners who no longer agree

If you bought with siblings, parents, adult children or friends pooling a down payment, the arrangement can work well for years. When one owner wants out and another does not, though, things can stall. In Ontario, a co-owner can apply to court under the Partition Act for an order to divide or sell the property, but that route is slow and expensive.

A direct sale is often the cleaner option. We give all owners the same written offer, and each can have their own lawyer review it before anyone signs.

An open work order or property standards notice

If a City inspector has issued a property standards order, or a work order over an unpermitted renovation, it will usually surface in the buyer’s lawyer’s searches before closing. Brampton has also introduced escalating fines for operating a rental without a licence and for property standards violations, which adds pressure to deal with it.

An open order does not stop us from buying. We will ask for a copy so we know exactly what we are taking on, then price the fix into our offer instead of asking you to finish the work first. Your lawyer can explain how outstanding orders are handled at closing.

Mortgage arrears and power of sale

If payments have fallen behind, know the timeline. An Ontario lender can serve a Notice of Sale once the mortgage has been in default for 15 days, and that notice gives at least 35 days before the lender can sell. Until the lender’s sale actually closes, you can still pay it out, including by selling yourself. Speak to a lawyer early. If a fast, firm offer would help, we can put one together quickly.

Cash or MLS: what makes sense for your Brampton house

A tidy, single-family Brampton home with clean paperwork will usually sell for more on the open market, and if that is your house, we will say so. A good agent earns their commission in that case.

A cash sale is worth considering when the house has units of uncertain legal status, tenants you do not want to manage through showings, several owners who need a simple exit, or repairs a lender would flag. You avoid commission, repair requests and conditional offers that collapse. Our price accounts for the work and risk, so compare the bottom line on both paths before you decide.

Why owners choose a direct buyer

  • One walkthrough instead of weeks of showings around tenants and family.
  • No need to register, renovate or remove a basement unit before selling.
  • A firm written offer with no financing condition.
  • A closing date that works around your next move.
  • A plain explanation of how we reached our number, including what we assumed about any basement or third unit.

If you own near the city’s edges, we also buy in Mississauga and Milton, and further west in Guelph.

Questions about selling in Brampton

Can I sell my Brampton house if the basement unit is not registered?

Yes. Brampton requires every additional residential unit to be registered, including older units once treated as legal non-conforming. We can buy the house as it is and handle registration or reconfiguration ourselves after closing.

Does Brampton’s rental licensing program affect my sale?

It can affect what a buyer is taking on. The program applies to landlords renting four or fewer units in the wards it covers, and it is expanding across the city. We can buy a tenanted home with or without a licence in place and take on that work.

My co-owner does not want to sell. What are my options?

In Ontario, a co-owner can apply to court under the Partition Act, but that is slow and costly. Many co-owners find it easier to agree on a direct sale. Each owner should get their own legal advice before signing anything.

Do you buy older homes in Bramalea?

Yes. We buy in every section of Bramalea, as well as Heart Lake, Springdale, downtown and the rest of Brampton, regardless of age or condition.
