We Buy Houses in Cambridge: Galt, Preston and Hespeler
At Sell House Cash, we buy houses for cash across Cambridge, Ontario. No repairs, no commissions, no hassle. Fill out the form to get your free cash offer today.
Cambridge is really three old towns wearing one name. Galt, Preston and Hespeler, along with the village of Blair, were joined into a single city in January 1973, and each still has its own main street, its own older housing and its own character. Add the subdivisions built since then and you get a city where a 19th-century stone house and a 2010s townhome can be a ten-minute drive apart.
Sell House Cash buys houses anywhere in Cambridge. If yours needs work, has tenants, came to you through an estate or just needs to sell on a timeline you control, we can give you a written cash offer to consider.
What we see across Cambridge
Galt
Galt covers the southern half of the city and is the oldest part of it. Stone buildings were already standing in the downtown by the 1840s, and the city’s Main Street Heritage Conservation District protects the historic core bounded by Main Street, Ainslie Street, Imperial Lane and Water Street. Dickson Hill also has a heritage district plan, focused on the city-owned public spaces in that area.
East Galt has an older-than-average mix of homes, many with brick exteriors, and the lots tend to get larger and more private as you head south. Southwood, around Willard Park and Churchill Park, is well established with mature trees. In older Galt houses we commonly price in foundation and moisture work, outdated electrical and plumbing, and roofs or porches that have been patched more than replaced.
Preston and Blair
Preston and Blair make up the western side of the city, with King Street East serving as Preston’s commercial core. Blair became part of Preston in 1969 and is now protected by the Blair Village Heritage Conservation District, designated in 2002 to keep its village character. Lang’s Farm and the Hespeler Road corridor bring newer homes and shopping close to Highway 401.
Hespeler
Hespeler is the northeast section, built along the Speed River. Many homes on and around Queen Street were built before 1900, and the area near the Hespeler Mill Pond has a lot of heritage housing with updated interiors. East Hespeler is mostly detached and semi-detached family homes. Silver Heights is much newer, built mainly from the late 2000s into the early 2010s.
Newer pockets
Shade’s Mills, near the conservation area and reservoir, and the subdivisions off Hespeler Road and Highway 401 are where we see the most recent construction. Sellers there tend to call about timing, a job change or a separation rather than repairs.
One thing worth knowing if you are close to downtown Galt: the second stage of the ION rapid transit line is planned to run from Kitchener into Galt, but no construction start date has been set. We do not price offers on transit that has not been built yet, and we would be cautious of anyone who does.
Common reasons Cambridge owners call us
An older house close to the river
The Grand River shaped Cambridge, and it has also flooded it. On May 17, 1974, the river overflowed into downtown Galt, swamping Main Street and the area around Market Square. Flood walls and expanded monitoring by the Grand River Conservation Authority followed.
Owners of older houses near the Grand or the Speed sometimes find that renovation plans involve more approvals than expected, because certain work in regulated areas near rivers can require a permit from the conservation authority as well as the city. Others are dealing with long-standing basement moisture. We buy river-area houses in their current state, and you do not need to resolve any of that before selling.
A job change or a move tied to work
Toyota’s Cambridge plant opened in 1988 and is the city’s largest employer, and Highway 401 runs right through the city to the rest of the region and the GTA. When a job ends, a shift changes or an offer comes from another city, people often need to sell faster than a normal listing allows. We can agree on terms now and close when your move date is set.
Inheriting a century home in Hespeler or Galt
Older homes passed down through a family often come with decades of belongings and deferred maintenance. Before the house can be sold, the executor generally needs the authority to sign, which usually means applying for an estate certificate. Ontario’s estate administration tax is calculated on the estate’s value above $50,000, at $15 per $1,000, and any mortgage on the house can be deducted from its value. We buy with contents left behind, so the family does not have to empty the house first. An estate lawyer can confirm what your situation needs.
Separating and needing a clean sale
When a couple separates, keeping the house is not always realistic, and listing it can drag both people through months of showings and negotiations. A single written offer with a closing date you both agree to can be simpler. The matrimonial home has its own rules in Ontario, so each person should get advice from their own family lawyer before signing anything.
Mortgage arrears and a power of sale notice
If your lender has sent a notice of sale, you are still the owner and can still sell. Under Ontario’s Mortgages Act, when the mortgage has a power of sale clause, the lender has to wait until the default has lasted at least 15 days and then give at least 35 days’ notice. That window is short, but it is often enough to complete a private sale and keep more of your equity. Get a written payout figure from the lender and talk to a real estate lawyer right away.
Damage you cannot afford to fix right now
A burst pipe in winter, a kitchen fire, a failed roof or years of a leak nobody caught can leave a house unlivable and expensive to repair. Insurance does not always cover all of it, and contractors may not be able to start for months. We buy damaged houses before the repairs are done. If an insurance claim is open, tell us early so the sale and the claim can be handled properly, and check with your insurer and lawyer about how a sale affects any payout.
A rented duplex or converted house
Older houses in Preston and Galt are often split into two or more units. Tenancies carry over to the buyer when a property is sold, so we step in as the new landlord and keep the leases going. You do not need to ask anyone to move out.
Four steps to a sale
- Call or send us the address and a few details.
- We visit once to see the house. Leave it exactly as it is. We mainly look at the roof, foundation, electrical, plumbing, heating and any signs of water.
- We give you a written offer and walk you through the numbers behind it.
- You pick the closing date. With clear title, that can be as soon as a couple of weeks.
Listing versus selling to us
An honest comparison: a renovated house in Silver Heights or Shade’s Mills will usually sell for more on the open market, and if you have the time, that is often the better route. Cash buyers price in repairs, carrying costs and risk.
A cash sale earns its place when the house needs heavy work, when tenants make showings difficult, when the river, heritage rules or an estate add complexity, or when the closing date matters more than the last few dollars. There are no agent commissions and no repair negotiations after an inspection. Land transfer tax in Ontario is paid by the buyer, so that cost is ours. You pay your own lawyer either way.
If you are unsure, get a market opinion from a local agent and our written offer in the same week. Subtract the agent’s estimate of repairs, commission and the months the house might sit, then compare. Some Cambridge sellers find the gap is smaller than they expected. Others find listing is clearly worth it, and that is a perfectly good outcome too.

Questions about selling in Cambridge
Will you buy a Cambridge house in a flood-prone area near the Grand River?
Yes. We look at houses near the Grand and the Speed regularly. You do not need to sort out drainage, permits or past water damage before we make an offer.
Do you buy in the Blair Village or Main Street heritage districts?
Yes. Heritage district rules affect what can be changed later, and we take that into account. It does not stop us from buying.
I work at a plant in Cambridge and may be transferring. Can you wait for my start date?
Yes. We can sign an agreement now and set the closing for when your move is confirmed, as long as both sides agree on the date.
Can I sell a tenanted duplex in Preston without ending the leases?
Yes. In Ontario the tenancy continues after a sale. We take over as landlord at closing.
